VANRATH are delighted to be assisting a highly reputable client with the Recruitment of a Property Manager to join a growing and dynamic team based in Belfast.
This is a Part Time (3 day week role of 21 hours per week)
Salary - £40,000 Pro Rata
Hours - Flexible start and finish times
Responsibilities:
- Have full oversight of the property portfolio.
- Organise and attend meetings of the Property Sub-Committee and produce quarterly performance reports.
- Develop in consultation with the CEO and Sub-Committee and others a 5-10-year property strategy for presentation to the Committee of Management.
- Communicate and ensure implementation of the instructions of the CEO and Property Sub-Committee in relation to the effective management of the property portfolio.
- To report to the Committee of Management as required.
- To devise and develop strategies that will improve the property portfolio performance and increase income.
- Ensure that the condition of company Property Portfolio and grounds are being managed and recorded properly and effectively.
- ·Responsibility for refurbishments of vacant properties, engaging and overseeing contractors to ensure work is to a good standard and subsequently working with property agents to re-let the vacant properties.To implement the Designated Schedule of Authority.
- To administer and monitor purchasing requests when relevant including recording of quotes and approval of spend (invoices).
- To ensure that quality/value for money and cost effectiveness of materials and workmanship are appropriate and comply with best practice.
- Review all areas of spend on maintenance, refurbishments, and minor and major works on an ongoing basis (make recommendations to the Property Sub-Committee/Committee of Management on cost savings and best practice).
- Responding to property related communications from third parties.
Essential Criteria:
- Third Level Education or at least 3 years' experience in property/housing management sector
- Minimum 2 year's administration experience in a fast-paced environment
- Experience of delivering a customer-focussed service
- Experience of working with budgets and financial reporting
- Experience of working in the housing/property sector
- IT proficient - working knowledge of MS Office suite in particular word and excel
- Excellent customer service experience
- Developing and maintaining multiple relationships and consequently excellent communication skills are essential.

- Excellent organisation skills and able to prioritise in order to meet tight deadlines
- Passion for being reliable, responsible and for exceeding expectations
