VANRATH are recruiting a Residential Property Manager to work for a prestigious property developer in Belfast, Northern Ireland.

Client:
Our client is a prestigious property developer based in Belfast, Northern Ireland. Their portfolio comprises a wide range of property covering various sectors including entertainment, tourism, cultural, residential, heritage, business, leisure & education.

They have an excellent opportunity for a Residential Property Manager to join them on a permanent basis, responsible for the management and maintenance of the Company's portfolio of residential rental properties and block management.

Role:
The Residential Property Manager will be responsible for the management and maintenance of the Company's portfolio of residential rental properties and the block management of the residential buildings. Responsibilities include the co-ordination of and liaison with tenants, letting agents, surveyors, trades people and suppliers to deliver sales, lettings and the maintenance of the residential rental properties and the block management.

Key Responsibilities:

Letting and Management of the residential letting portfolio:

  • Liaising with letting agents and dealing directly with in-house enquiries to ensure apartments are let as quickly as possible, at best rental values possible with minimal void periods
  • Ensuring all governance and administrative tasks in relation to letting of properties are undertaken
  • Organizing the fit-out/refurbishment of stock as required
  • Periodic residential property inspections
  • Co-ordination and ensuring completion of planned maintenance of current stock
  • Ensuring completion of daily maintenance and health and safety issues
  • Carrying out lease renewals and rent reviews
  • Managing relationship with large corporate tenants
  • Updating property schedules and liaising with accounts department
  • Ensuring outstanding debt is minimised in relation to residential rental portfolio


Management and administration of the process relating to the sale of properties:

  • Making new sales when appropriate
  • Managing appointed selling agents
  • Managing sales and completion process
  • Managing and maintaining accurate and complete reporting in relation to residential sales
  • Working with colleagues, planning and implementation of marketing campaigns in relation to residential


Management and maintenance of residential common areas:

  • Take ownership for the preparation of annual service charge budgets and reporting
  • Implementing, instructing, managing and monitoring all services provided under the service charge budget
  • Ensuring outstanding service charge debt is minimised and deal with any service charge queries
  • Co-ordinate with all relevant parties to ensure effective communication and prompt responses to enquiries/queries


General:

  • Represent the Company by attending internal and external meetings and to act upon outcomes and action points as necessary
  • Provide details of incidents to relevant staff, which may or may not become the subject of an insurance claim and provide information as required for insurance companies
  • Preparing reporting papers for the Commercial Director's Board and Funder Reports
  • Any other duties within the competence of the postholder as required


The Ideal Person:

Essential Criteria:

  • Degree in a property related discipline
  • A minimum of 2 years' experience in property management
  • A working knowledge of the residential property sector including the lettings, sales and management
  • Demonstrable influencing and negotiation skills to include landlord/tenant negotiations
  • Demonstrable experience building excellent working relationships with customers, colleagues and all other stakeholders
  • Experience of working to deadlines and managing a varied workload
  • Excellent problem-solving skills and ability to work on own initiative
  • Excellent organisational skills gained within a busy and professional office environment
  • Excellent IT skills including the MS Office suite


Desirable Criteria:

  • Other industry qualifications or accreditation e.g. ARLA (Association of Residential Letting Agents) or PSRA (Property Services Regulatory Authority) or RICS (Royal Institute of Chartered Surveyors)
  • Advanced working knowledge of the residential property sector including insight into technical property issues and the legislative framework impacting the property sector
  • Working knowledge of Property Management software e.g. Qube
