Preconstruction - Mechanical Building Services Manager


Client
An outstanding opportunity for a Mechanical Building Services specialist to join a well-established M&E contractor headquartered in Belfast, working on technically demanding projects across Commercial, Healthcare, Education and Industrial sectors throughout the UK and Ireland. Owing to sustained expansion, the company is growing its preconstruction team and is seeking someone to influence mechanical design and add value from the earliest project stages. This role is mainly Belfast-based, with some flexibility once established.

The Ideal Candidate
Applications welcomed from Mechanical Project or Contracts Managers currently delivering projects who are interested in transitioning into preconstruction, as well as Mechanical Design Engineers from consultancy environments looking to move contractor-side. You will come from a Building Services background with experience in design coordination, project execution, or contract management, possess strong technical expertise in mechanical building services, Building Regulations, and BIM-driven delivery, and demonstrate commercial understanding to balance design, programme, and value. Degree, HNC/HND, or equivalent practical experience considered.

Responsibilities
Take ownership of mechanical building services design from concept through to tender, appoint and manage design consultants and specialist partners, control Contractor Design Portions (CDP) and implement value engineering, chair technical workshops and design reviews, maintain compliance with Building Regulations and relevant standards, contribute to cost planning and commercial approach, manage BIM coordination alongside in-house Revit teams, compile technical submissions and approvals, and provide clear visibility on design status, programme, and risk to delivery teams.

Remuneration
£60,000+ DOE plus 29 days annual leave (rising with length of service), pension, private healthcare after one year, free on-site parking, Health & Wellbeing initiatives, and Death in Service cover (2x salary).
