VANRATH are recruiting a Design Manager to work on various commercial fit out projects in Belfast, Northern Ireland.

Remuneration:

c£50,000 to £60,000 + bonus / package

Client:

Our client is a leading commercial fit-out contractor based in Greater Belfast, Northern Ireland. They specialise in high quality commercial interior fit-out projects covering retail, hospitality, business, sport and healthcare.

The company are going through a period of growth and due to an increase in workload and are looking for a Design Manager to join them on a permanent basis, based in their offices in Belfast.

Role:

In this role you will be responsibility for ensuring the practical implementation of the Construction Phase Plan, Construction Execution Plan and ensuring the material/installation specification, contract scope of work is adhered to and schedule is respected. You will assist in planning and compiling the design deliverables for the project leading an inhouse team as well as external consultants and specialist subcontractors. Throughout the project it is the responsibility of the Design Manager to ensure compliance with all regulatory bodies' statutory requirements.

  • Oversee design progress against schedule and budget
  • Implement corrective measures for issues identified
  • Review, negotiate and recommend for approval/disapproval on design change orders
  • Administer design subcontract including processing monthly invoices for payment
  • Review all design layout drawings at key stages of design and development to ensure compliance with the company requirements e.g. Viability, Planning Application, tender, and pre-start
  • Coordinate and monitor status of design incentive/disincentive programs complying with provisions of design subcontract
  • Perform constructive reviews conforming design to prime contract requirements and proposal commitments
  • Coordinate and control design submittals
  • Facilitate resolving design issues with owner
  • Act as primary contact for all internal and subcontractor work packages
  • Expedite actual progress with vendors and subcontractors
  • Identify and timely communicate changes and deviations from the original bid with the Project Manager and recommend course of action for own packages
  • Monitor detail design and engineering for own packages
  • Discuss technical requirements and quality issues with vendors and subcontractors in accordance with contractual requirements
  • Attend factory acceptance testing, inspection, construction, and installation activities
  • Initiate technical constructability and installation ability reviews related to own packages
  • Assist on special research and technical projects
  • Ensure technical resources are managed effectively by working with the Programmer Manager and Project Manager to co-ordinate design resource
  • Ensure design teams adopt and make effective use of standard products
  • Ensure required quality checking/approval procedures are carried out
  • Develop simple, effective technical delivery processes to improve the production of design deliverables to time/cost/quality
  • Ensure consistency with the other programme areas where appropriate
  • Escalate any potential issues to Department and/or Contracts Manager before they become problems, and work with them to resolve
  • Apply and reinforce standard designs and products across work programmes
  • Ensure technical deliverables are produced within the required timescales, costs are properly managed, and change is tightly controlled and scope properly managed
  • Be accountable for the quality of all design deliverables and technical delivery of least whole life cost solutions
  • Ensure relevant stakeholders are involved in design and the operational requirements are integrated into designs
  • Be responsible for CR&S areas of Sustainability in design and energy & carbon, reporting progress and issues to the Q&E Manager
  • Providing guidance to the contracts team in the design function
  • Providing a pro-active input in trying to solve the design issues encountered as the design / project progresses rather than simply referring it back to the relevant member of the Client design team for them to solve
  • To ensure a workable solution is presented at the time the problem is raised as this aid in making quick decisions and minimising impact on the programme
  • Maximizing contribution from jobs in the context of developing long term income streams for the company, and long-term subcontract relationships because of the design input
  • Take accurate site measurements suitable for production of site-specific detail drawings, including but not limited to Shopfronts, GA & RCP layouts, Staircases, and specific Joinery details that require a high degree of co-ordination to ensure a suitable fit and detail that sits within the overall design
  • Checking with contract teams after contracts completed to see what problems occurred and how they may be mitigated or minimised in the future
  • Liaison and management of architects, consultants, and concessions etc. as necessary to deliver the design input function
  • Continual development of subcontractor and supplier base and feedback on any continually poor performing sub-contractors
  • Liaising with Sub-Contractors both from a manufacturing and a supply standpoint to ensure their works co-ordinate with the overall scheme, and integrating, if necessary, CAD information into the main setting out details.

The Ideal Person:

  • Degree qualified or other relevant qualifications
  • Track record working for a Main Contractor
  • Experience working on commercial fit out projects is ideal
  • Design and Build experience is advantageous
  • Have previous experience in scheduling materials and preparing cutting list
  • Experience in 2D and 3D CAD design
  • Experience contributing to BIM projects
  • Experience in using construction techniques and managing resource needs
  • Proficient in using Microsoft Office software
  • Good IT skills, with experience of using MS Office applications, AutoCAD, Adobe Suite
  • Excellent communication skills and the ability to build relationships with clients
  • Experience chairing and leading multidisciplinary design meetings
  • Experience presenting designs and pitching for new work with new and existing clients
