Commercial Property Executive

Are you looking for a Commercial Property Executive role? Interested in working for a well renowned organisation who's portfolio contains a wide range of commercial uses, including office, industrial, leisure, hospitality and media.

VANRATH are recruiting a Commercial Property Executive to be a key member of the Commercial team, in negotiating and managing agreements covering all aspects of the portfolio including the expansion of the portfolio through acquisitions and development of new facilities.

Remuneration:
c£35,000, alongside excellent holiday entitlement.

The Ideal Person

Essential Criteria:

  • Third Level qualification.
  • 3 years' experience in developing strong relationships with customers & stakeholders
  • 3 years' experience in developing, negotiating and interpreting contracts
  • Full driving licence for a manual car
  • Understanding of the regional and national economies and the role of the Port business therein.
  • Good working knowledge and understanding of legal and practical aspects of commercial property management
  • Numerate and with strong knowledge of MS Office applications
  • Collaborative attitude to working with colleagues and stakeholders to meet the customer's needs.
  • Strong negotiating skills, and ability to conclude transactions in a timely manner.
  • Flexibility/Adaptability to meet the needs of the business
  • Practical & collaborative approach to resolving problems - demonstrating an understanding of issues and requirements and translating solutions into practical outcomes

Desirable Criteria:

  • Degree in property investment/management or similar related discipline
  • Membership of the RICS with relevant post qualification experience.
  • Knowledge of relevant industry sector(s) such as port/maritime, commercial/industrial property, logistics or transport.
  • An eye for detail and an aptitude for negotiating and developing agreements and contracts

Responsibilities

  • Support the Port Division's core objective of growing the Port business through managing and developing all aspects of the Port's property portfolio
  • Provision of all aspects of good estate management including inter-alia, negotiation and documentation of occupational agreements, renewals, rent reviews, and variations.
  • Marketing of vacant properties from time to time and negotiation of terms for successful outcomes.
  • Working with other BHC departments and key suppliers to develop new properties within the estate, making investment cases based on capex forecasts and revenue potential.
  • Liaison with occupiers in respect of compliance, health & safety and insurance requirements.
  • Manage files and records including financial records, legal documentation, tenant correspondence and internal approvals in accordance with departmental procedures.
  • Ensuring accurate receipt of financial obligations on a monthly/quarterly basis.
